Question:  I don't trust the US Markets.  I want to invest internationally in real estate.  How do I do that?

There is no good way of answering this, but in all likelihood you'll need to open up an international account (eg a bank account in a bank that is global.  I would recommend HSBC).  Next, you'll need to understand the country's property laws and what they allow a foreign individual to own.  You can start some of your research by Google or use this as a start:  http://www.internationalrealestatedirectory.com/

Question: Cap Rates-    I am looking at some commercial property and my real estate agent does not know where to find a capitalization rate (I know, find a new commercial agent)  but does anyone know if I can get the information on capitalization rate for a particular area through any means other than a commercial real estate agent. I don't seem to be able to get it.
